Sharktooth RV Ranch, referred hereinafter as “Sharktooth”, is open to qualified Renters regardless of race, color, religion, sex, sexual orientation, marital status, national origin, ancestry, disability, medical condition, or age.
NO GUARANTEE: If Renters’, referred hereinafter as “I” and “Guest/s” application is accepted, said Guest agrees that this application becomes a binding Agreement between said Guest and Sharktooth and that said Agreement shall, in all respects, be interpreted, construed, enforced, and given effect according to the Sharktooth Rules and Regulations/Terms and Conditions and the applicable laws of the State of Texas.

VEHICLE/RV INFORMATION: I agree that my RV meets ALL local, state, and federal standards, is in good condition and fully self-contained. *If RV is more than ten (10) years old, said RV must be approved by Sharktooth before Guest can act as a Long-Term Monthly Guest.

Read and acknowledge all of the following:
RULES AND REGULATIONS: I confirm that I have read and understand the Rules and Regulations/Terms and Conditions and agree to abide by them in their entirety and will ensure that all authorized Guests listed on this application and Visitors will also abide by these Rules and Regulations/Terms and Conditions.
PAYMENT AND FEES: I agree to pay the first (1st) months’ rent prior to arriving at Sharktooth or immediately upon arrival, and then on or before the first (1st) of each month thereafter. Any payment/s made after the tenth (10th) of that same month are subject to a penalty of $45 and any payment more than thirty (30) days delinquent may cause Sharktooth to terminate any and all agreements between I, the Guest and Sharktooth.
REFUND POLICY: I agree that Sharktooth will not prorate monthly rent should I move out before the end of the month or stayed less than two (2) months. The utility deposit will be refunded as a credit towards the last month’s final bill upon departure if I am in good standing and the two (2) month minimum stay has been achieved.
RECOVERY OF UNPAID BILLS: I agree that if any payment is thirty (30) days past due, I will be subject to having my agreement/s terminated, my stay at Sharktooth rescinded without a refund, and that Sharktooth reserves the right to report all/any unpaid outstanding balances to a Debt Collection Agency.
ABANDONMENT: I agree that I will be deemed to have abandoned the RV site and personal property if I have, given Sharktooth notice that I plan to vacate, leaving RV, any vehicle/s and/or personal items behind; have an overdue balance more than thirty (30) days past due; or said RV site and/or storage contains nothing of value to the ordinary person for a period of at least fifteen (15) days.
PERMISSIBLE USE OF SITE: I agree that the rented RV site shall be used solely as a recreational parking area for only one (1) RV, associated vehicles, and shall house only those approved persons included in this Application or CampLife reservation. All changes must be authorized by Sharktooth.
PETS: I agree that if I have or plan to acquire a pet, said pet must be given permission to stay at Sharktooth by Sharktooth; must adhere to and be in accordance with all Sharktooth Rules and Regulations, State, Federal and Pilot Point leash and vaccinations codes and laws (Ch 2 Article 2.01); and will provide verification of Rabies vaccination/s upon request by any personnel at Sharktooth.
SPECIAL RULES INCORPORATED BY REFERENCE: I agree to follow all other rules of conduct concerning the use of Sharktooth’s facilities that are posted throughout Sharktooth and, by this reference, are incorporated herein as though set forth in full. All posted Rules will be observed at ALL times.
INDEMNIFICATION: I agree that all Guests and visitors shall indemnify and hold harmless Sharktooth RV Ranch, its officers, and employees from all claims, liability, and expenses, including but not limited to attorney and other professional fees, for injury to persons, loss of life, or damage to property arising out of the Guest’s exercise of his rights hereunder.
NO LANDLORD-TENANT RELATIONSHIP: I agree and acknowledges that this Agreement is intended to create a license to use the Sharktooth property and services provided by this Agreement and that this Agreement does not create a landlord-tenant relationship. I, the Guest hereby acknowledges that they do not possess any rights as a tenant hereunder and hereby waives any rights of a tenant under federal, state, local landlord/tenant laws, and waives any and all notices that a landlord would otherwise be required to provide a tenant to terminate any such tenancy. The sole right of Guest to use an assigned site and/or storage, use common areas, and receive any services covered by this Agreement shall be based upon the revocable license granted under this Agreement.
MISCELLANEOUS: I agree that this document contains the entire agreement of the parties, supersedes any prior agreement between the parties, and shall not be altered or amended, modified, or added to except by any instrument in writing signed by both parties. If any term or provision of this Agreement is invalid, illegal, or unenforceable in any jurisdiction, such invalidity, illegality, or unenforceability shall not affect any other term or provision of this Agreement or invalidate or render unenforceable such term or provision in any other jurisdiction.
RELEASE, NON-LIABILITY, AND NO WARRANTIES: I agree that Sharktooth is not responsible for loss or damage to RV guests’ or property due to theft, vandalism, fire, any casualty, or act of God. The use of Sharktooth RV Ranch’s facilities is at the user’s own risk. Neither Sharktooth RV Ranch nor any agent or representative of Sharktooth makes representations regarding the safety or security of Guests, whether registered or unregistered and visitors. Guest/s acknowledges and releases Sharktooth RV Ranch and any agent thereof from liability for any and all loss, damage, or cause of action of any kind, including but not limited to claims for personal injury or damages to or loss of personal property stored in or on Sharktooth property due to fire, flood, water damage, rain, mildew, mold, hail, ice, snow, smoke, lightening, wind, storms, tornadoes, explosions, acts of God, insects, rodents and interruptions of Services, the criminal conduct of others committed against persons or property, including theft, burglary, assault, vandalism, or other crimes. Storage of any and all property on the site and any Sharktooth property shall be at the Guest’s own risk, and no bailment is created hereunder. All Guests’ and all other users of this property expressly assume all risk of such loss or damage and must carry their own insurance. Guest further acknowledges that Rent payable to Sharktooth does not include the cost of guard services or other security measures, and that Sharktooth shall have no obligation whatsoever to provide said security measures. Any security measures offered by Sharktooth shall not be treated as a guarantee against crime or a reduction in crime risk. Guest assumes all responsibility for the protection of applicant, renter, its guests and visitors, and its property from third-party acts. No express or implied warranties are given by Sharktooth or its agents and representatives, and Sharktooth disclaims and Guest waives any implied warranties of suitability, security, safety, or fitness for a particular use.
RESERVATION OF RIGHTS: I agree that Sharktooth is a private property. All Guests, whether registered or unregistered and visitors are considered guests on private property.
ASSIGNMENT OR SUBLETTING: I will not sublet, assign, or otherwise transfer in whole or in part Guest’s interest in the RV site or applicable storage. Any assignments, subletting, or other transfer of the site or Guest’s interest in same shall be void and shall, at the option of Sharktooth, constitute a default under all Agreements made between I, the Guest and Sharktooth.
VERIFICATION: I agree that Sharktooth will verify any/all items, persons and pets listed in this application through national data bases, and I further agree to provide Sharktooth with any additional information and/or references for any potential or current Guest upon request.
ACCEPTANCE: I understand and agree, if my application is accepted by Sharktooth, I will rent one RV site from Sharktooth on a monthly basis, for no less than two (2) months. First payment is due by the day of move-in and on the 1st of every month thereafter.
SUBMISSION: I agree that by submitting this application I do so willingly and voluntarily, without being prompted or forced by anyone else; I understand that by submitting this application in no way guarantees me acceptance or approval of staying with Sharktooth; I confirm that all the above statements are true and correct and I hereby authorize Sharktooth to verify any/all items including, but not limited to, the obtaining of a credit report and I agree to furnish additional credit references upon request.
